HNF Property has a proven track record in property management. We implement effective rent and service charge collection, debt management and personal rent collection when required. We manage properties from single units to parades and estates, as well as individually or as a portfolio for landlords or residents associations/management companies.
We can arrange and monitor regular service contracts for cleaning, landscaping, refuse collection and service maintenance, and oversee refurbishment, building and improvement projects.
We maintain a close liaison with tenants, strictly monitoring rent and service change payments to ensure that arrears are never allowed to build to unmanageable levels. Clients include private individuals, property companies, LPA Receivers, banks and accountants as well residents associations and owner occupier management companies.
Our management contract includes discounted rates for professional work and portfolio valuations.
We specialise in portfolio enhancement through transactional negotiation.
Properties will be regularly inspected, all tenants issues will be dealt with, landlords will immediately be notified of arrears or non payment and we guarantee a speedy transfer of landlord monies.
We will deal with the day to day issues of repair and maintenance and offer free to landlords the advice of professionally qualified surveyors to answer any property questions you may have whether or not they are related to properties under management. Although the relationship between Residents Association and Managing Agents can often be challenging, I have always found the staff at HNF Property to be both courteous and professional.
Supervision and organisation
HNF have been our managing agents since 2006. During the past 10 years they have always been available to sort out any problems and to ensure the efficient running of the block. They have organised and supervised the painting of both the exterior and interior of the block, and have guided us to build up a fund to carry out more works in the future at minimal additional cost to the owners. The block is well maintained inside and out thanks to the cleaners and gardeners employed by HNF which helps project the block in a favourable way to new purchasers or tenants. I would recommend HNF to anyone looking for a reliable and reasonably priced managing agent which still maintains a personal touch.
Friendly and helpful
There are some who regard the managing agents of their block of flats as an 'opponent'. Some find their agents to be obstructive and prone to overuse of the word - 'no'. For twenty eight years I found the managing agents of my block to be cheerful, helpful, cooperative, interested, and an ally against the exigencies of life. I like to think they have became friends.
Excellent service
The firm has looked after our property since 1974 and during that time have given excellent service. They have kept us regularly informed of repairs needing doing and then supervised these as well as generally managing tenants etc. We feel fortunate in having such a firm to look after things in our absence.
