915 Brighton Road, Purley
HNF Property were instructed by a large private property company to re-market this prominent secondary retail unit following the expiry of a previous lease. The landlords, for whom we also carry out a great deal of management, have a mixture of local and multiple tenants within the block and following wide exposure terms were eventually agreed with Dignity Funeral Care, a listed National multiple. They signed a 10 year lease enhancing the landlords’ parade.
38A South End, Croydon
We received instructions to re-let a former restaurant on South End in Croydon within the restaurant quarter. The property had been taken back by the private property company landlords and was in fairly basic condition.
Despite approaches from a number of potential restaurateurs HNF Property determined that the pitch may be attractive to a multiple bookmaker give the lack of representation in the vicinity and all major bookmakers were contacted. Terms were agreed with William Hill who took a 20 year lease thus enhancing the landlords capital value and also improving ease of management.
High Street, Carshalton
HNF Property was instructed to re-let a single unit by private landlords on Carshalton High Street on a prominent secondary parade. Discussions were had with the landlord to determine whether an additional property may be made available since they were in control of the entire block. Armed with the knowledge that a second unit may be made available negotiations were entered into with Costa Coffee who subsequently took a lease for 10 years on a double unit.
Their presence has significantly improved the parade and should improve the prospects of other multiple representation to follow.
