HNF Property operate an internet letting and management service taking advantage of all modern technology. Properties are marketed on some of the most popular property portals, viewings can be accompanied and referencing can be completed electronically in as little as 24 hours.

We can offer landlords rent insurance and arrange for inventories/schedule of condition and check in/check out. Our letting fees at 5% (when properties are in management) of the annual rent are some of the competitive in the business, however as an introductory offer this is reduced to a fee of £500 plus vat until 1st July 2016.

Under management we do not charge renewal fees, charging only for the administration involved.

Properties will be regularly inspected, all tenants issues will be dealt with, landlords will immediately be notified of arrears or non payment and we guarantee a speedy transfer of landlord monies.

We will deal with the day to day issues of repair and maintenance and offer free to landlords the advice of professionally qualified surveyors to answer any property questions you may have whether or not they are related to properties under management. Established for over 20 years and regulated by the RICS we are a safe and trustworthy pair of hands.

All fees to tenants and landlords are inclusive of VAT.

Refundable Tenancy Deposit where annual rent is less than £50,000 - MAXIMUM OF FIVE WEEKS' RENT.

Refundable Tenancy Deposit where annual rent is £50,000 or above - MAXIMUM OF SIX WEEKS' RENT.

Default Fee under term of Tenancy Agreement - late payment of rent (outstanding for 14 days or more) - CHARGED DAILY AT MAXIMUM OF 3% APR PLUS BANK OF ENGLAND BASE RATE.

Lost Keys/Security Device - £25 PER KEY; £50 PER SPECIAL SECURITY KEY.

Change of Tenancy Agreement at request of tenant - MAXIMUM OF £50.

Let Only:
Let Only service includes marketing the property, carrying out accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on the potential tenant including credit checks & referencing and finalising the tenancy agreement - 10% OF THE YEARLY RENT ACHIEVED.

Deposit Protection:
As an individual service we can protect the deposit on behalf of landlords for peace of mind.

Rent Collection:
As an individual service we can also offer a monthly rental collection, pursue non-payment of rent and provide advice on rent arrears - 7% OF THE MONTHLY RENT COLLECTED.

Full Management Service:
Full management includes all of the above, as well as getting quotes for repairs and arranging for repairs within the property, carrying out two routine inspections per annum and notifying the landlord of the outcome, advising all relevant utility providers of changes and holding the keys throughout the tenancy term.

Check-Out Fee:
The check-out fee will include the unprotecting of the deposit where applicable and returning it to the landlord.

Court Attendance:
£100 PER HOUR OR PART THEREOF, BASED ON £10 PER UNIT AND 10 X 6 NUMBER UNITS PER HOUR.
