Detaching an attached property

Behind much of the valuation work that we undertake for lease extension and freehold purchase, there lies a dispute and none was more graphically illustrated than in the case of a property that we were asked to value in Clapham.

Here, the main house had been converted into three flats with a single side addition occupied separately as a coach house and held under a separate freehold interest.

The leaseholders and freeholder fell out and as a result sought to detach the title of the main building from that of the coach house to enable them to acquire the freehold interest of the building in which their flats were occupied.

Without this division, the relevant occupation percentages would have failed qualification requirements.
